16 Chart Street is a redevelopment of a 1930s former furniture warehouse located in Hoxton. The project uses engineered timber to create contemporary, adaptable office space whilst retaining almost all of the original structural fabric and minimising the upfront embodied carbon of the building.
Using CLT panels and glulam beams, the existing four-storey building has been extended to include a new building over the yard as well as a new office space on the top floor of the main building.
Throughout the project the timber has been left exposed, mimicking the natural exposed masonry, concrete and steel finishes of the original building.

The award-winning end results are a considered expression of the building’s construction; with expressed panel joints, exposed lamellas and undisguised connections all testifying to the buildings sequencing.
Using CLT panels and hardwood LVL beams, the existing four-storey building was extended sideways over a new undercroft entrance, and upwards with the addition of a new third-floor level.
Through low-carbon structural design and the reuse of the existing structure, the project has achieved both LETI and RIBA 2030 targets for embodied carbon.
